Duties and Responsibilities:

  • Generally, develop and implement ideas to drive performance in terms of NOI and Total Return at Asset level
  • Identify, appoint, oversee and manage third party advisers (property managers, letting agents, professional advisers and legal teams) where relevant to optimise Asset returns
  • Driving strategy through creation and management of asset plans, asset management initiatives and hold/sell decisions to deliver performance
  • Act as point of contact for major tenants and negotiate leases, lease renewals, and other agreements with them
  • Update regularly the financial figures in asset plans, collaboration with property managers and perform actual budget comparisons
  • Prepare and present capital expenditure and refurbishment proposals to the agreed Working Groups. Monitor capex works in terms of time, quality and cost budgets
  • Manage the independent valuation process, under supervision of the Portfolio Manager, including updating the independent valuers on a regular basis as required, monitoring delivery of valuations as per schedule, checking drafts and approving final valuations
  • Permanent maintenance of a data room (physical or virtual), e.g. making sure that all asset related documents are in place and stored adequately
  • Supporting the Portfolio Manager on certain purchases by defining underwriting assumptions, assessing due diligence findings and prepare papers and presentations to the relevant internal Committees and client 
  • Take over newly acquired assets into Asset Management (e.g. preparing Asset Plans, budgets and rent roles, etc.), monitoring and implementing of matters deriving from due diligence
  • Supporting the Portfolio Manager in the preparation of quarterly and annual asset performance analysis for the portfolio
  • Improve the sustainability of Assets in line with client’s ESG policies

Requirements:

  • 5 years+ experience in asset management (mixed portfolio or REIT), preferably with value add/repositioning/change of use of operating assets
  • Ability to work independently taking responsibility of Assets and as part of a small team based in Kuala Lumpur, whilst clearly communicating with client
  • Demonstrate experience in managing cross cultural relationships; personal and organisational
  • Good communication skills, both written and verbal
  • Modelling skills required, use of Argus software, an advantage
  • Ability to work at a strategic level and understand and interpret detail as necessary
  • Educated and passionate about introducing best ESG practices and achieve GRESB (or equivalent) accreditation, an advantage
  • Experience of Sharia Compliance, an advantage
