Designing for a Better World: The Growing Importance of ESG Considerations in Real Estate

In recent years, Environmental, Social, and Governance (ESG) considerations in real estate have become a focal point for businesses worldwide.

The increasing significance of ESG is rooted in the recognition that businesses have a duty to positively impact society and the environment beyond their financial goals. By integrating ESG considerations into their business practices, companies can contribute to a better world by reducing carbon emissions, advancing social equity, and implementing good governance practices. Additionally, ESG has gained notable prominence as stakeholders, including consumers, employees, and investors, seek out businesses that prioritise sustainability, social responsibility, and ethical practices. Furthermore, a lot of designers and project management firms are making efforts to incorporate ESG components into their assignments.

E:

The designers and project management companies are at the forefront of embracing the “E” component of Environmental, Social, and Governance (ESG), which centres on environmental sustainability. These organisations are making substantial progress in lessening the environmental impact of their projects by integrating energy-efficient features, sustainable materials, water conservation systems, smart buildings, and green spaces.

The “E” component of ESG, which encompasses energy efficiency, water conservation, and the use of sustainable materials, is one of the most developed and robust elements. Additionally, certifications like Leadership in Energy and Environmental Design (LEED) and Building Research Establishment Environmental Assessment Method (BREEAM) illustrate a dedication to sustainable design practices.

Furthermore, the USGBC has released their Top 10 Countries and Regions for LEED in 2022, which showcases the countries and regions worldwide that have made noteworthy progress in constructing sustainable buildings. For the second consecutive year, China remained at the top of the list with more than 1,121 LEED-certified projects totaling 180 M sq. ft. Meanwhile, India has moved up the rankings, securing second place with 323 projects covering 112 M sq. ft. The continued emphasis on the “E” aspect of ESG will guarantee a sustainable future for future generations.

S:

In recent times, there has been an increased focus on the “S” or social sustainability component of ESG, which was previously overlooked. This element encompasses crucial issues such as community engagement, occupant health and well-being, and diversity & inclusion. However, the emergence of the WELL Building Standard is revolutionising building design by optimising operations, behaviours, and innovation to promote human health and well-being. 

Furthermore, designers and project management companies are also incorporating social responsibility into their projects, promoting diversity and inclusion in the workplace, supporting local communities by employing local labour and suppliers, and contributing to regional charities or causes. Additionally, the design prioritises employee health and well-being by incorporating natural light, biophilic design, and ergonomic furniture. As of August 2021, there were over 950 WELL and Fitwel-certified projects globally, indicating a growing trend towards socially sustainable design.

G:

The "G" component of ESG, which focuses on governance, includes elements like accountability, transparency, and ethical behavior. Presently, responsible sourcing appears to be a growing trend. As a result, more and more project management firms are including ESG procurement policies in their tender documents to confirm that their suppliers and vendors adhere to responsible sourcing standards.

Moreover, companies are striving to ensure that their projects are ethically responsible by using suppliers and materials that meet ethical standards. They are guaranteeing that labour practices are just and humane while avoiding materials that harm the environment or contribute to human rights violations.

Certain designers and project management companies are concentrating on governance and transparency. They are not only ensuring that their projects adhere to ethical and legal standards, but they are also disclosing information about their environmental and social impact.

Furthermore, project management firms are already regarded as prioritizing the health and safety of workers and residents at the forefront of construction worker health. They comply with all safety and health regulations, including the provision of suitable personal protective equipment, safe working conditions, and adequate ventilation.

In conclusion, while some designers and project management firms have made strides towards embracing ESG (Environmental, Social, and Governance) in their assignments, there is still ample room for improvement. To ensure a sustainable and responsible future for the industry, it is crucial to prioritise and integrate all aspects of ESG into real estate projects. It is the responsibility of designers and project management companies to consistently push for sustainable practices to become the norm rather than the exception. By doing so, they can help shape a more sustainable, resilient, and ethical real estate industry.
